Conditions / Refusal Reasons
The development to which this permission relates must be begun not later than the expiration of three years beginning with the date of this permission.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
Prior to the commencement of development samples of all materials to be used in the external construction and finishes of the development hereby permitted shall be submitted to and approved in writing by the local planning authority.
Reason: To safeguard the character of the area in accordance with Policies G2, G6, C2, C4, D1 and H13 of the South Oxfordshire Local Plan 2011.
The tree protection measures submitted with the application shall be implemented as approved in accordance with BS5837:2005 (Trees in Relation to Construction) and retained for the duration of the construction work. The proposed replacement planting submitted with the application, including the front boundary hedge, shall be implemented in accordance with the approved details within the first planting season following the first use of completion of the development whichever is the sooner and any species that die or become diseased within 5 years of planting shall be replaced with similar species.
Reason: To safeguard trees and hedges which are visually important in accordance with Policies G2, G6, C2, C4, C9 and D1 and H13 of the South Oxfordshire Local Plan 2011.
