Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That all new works and works of making good to the retained internal and external fabric of the building shall be finished to match the adjacent work with regard to the methods used and to material, colour, texture and profile. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON2 of the adopted South Oxfordshire Local Plan.

That detailed information in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. That a detailed specification of the fireproofing and retention of the existing doors within the building shall be submitted and approved in writing by the Local Planning Authority before the relevant parts of the work are commenced. b.That the gaps in the rear wall shown for infilling are blocked using facing brickwork laid in lime mortar in bond to match the existing. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON2 of the adopted South Oxfordshire Local Plan.

That samples of materials in respect of the following shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. brick b. tile c. garage construction materials Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON2 and CON5 of the adopted South Oxfordshire Local Plan.

The new windows shall be painted timber, single glazed double hung casements. Door and window joinery details shall be submitted and approved in writing by the Local Planning Authority before the relevant parts of the work are commenced. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON2 of the adopted South Oxfordshire Local Plan.

All new rainwater goods shall be cast iron painted black Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CON2 of the adopted South Oxfordshire Local Plan.

That the mature sycamore tree on the southern boundary of the site shall be protected during construction in accordance with the advice contained in BS5837 "Trees in relation to construction". The protection measures shall be put in place prior to the commencement of development on the site and shall remain in situ throughout the course of construction. No storage of plant, machinery or other equipment shall occurr within the protection zone. Reason: To safeguard an import tree in accordance with Policies C9 and CON7 of the adopted South Oxfordshire Local Plan.

If bats are found to be present during the works then work should stop immediately and Natural England should be consulted. Reason: To protect the habitats of bats which are a protected species under the Wildlife and Access to Countryside Act 1981 and in accordance with Policies C6 and C8 of the adopted South Oxfordshire Local Plan.

If more than one year elapses from the granting of permission before development commences then an update bat survey should be undertaken by a suitably qualified ecologist. If bats are found to be present then Natural England should be contacted for advice before work commences. Reason: To protect the habitats of bats which are a protected species under the Wildlife and Access to Countryside Act 1981 and in accordance with Policies C6 and C8 of the adopted South Oxfordshire Local Plan.

Details of all boundary walls, fences or other means of enclosure shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of any development. All such approved means of enclosure shall be erected prior to the first occupation of the development, and shall thereafter be retained to the satisfaction of the Local Planning Authority. Reason: In the interests of privacy and visual amenity in accordance with Policies G2, CON5, CON7, D1 and D4 of the South Oxfordshire Local Plan 2011.
