Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the existing mature Ash to the east of the proposal shall be protected in accordance with the recommendations in BS 5837 'Trees in Relation to Construction'. That the protection measures shall be put in place prior to the commencement of any works and shall remain in place throughout the period of construction. The protection scheme shall be submitted to the Local Planning Authority for approval, this should also include details of contractor parking and storage of materials. Reason: To safeguard the future vitality of the Ash Tree in accordance with Policies C1 and C9 of the adopted South Oxfordshire Local Plan.

That, within six months of cessation of their use for telecommunications purposes, any equipment including the mast shall be removed from the site. Written notice shall be given to the Local Planning Authority within one month of the cessation of any equipment. Reason: In order to avoid the proliferation of masts in this area and to safeguard the character of the area in accordance with Policy GB2 of the adopted South Oxfordshire Local Plan.

That a scheme for the replacement of two standard trees in a position to be first agreed shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of works on the site. The planting shall be carried out in the first planting season after the construction of the mast. If any tree dies or is seriously damaged within five years of planting then a replacement shall be planted within the next planting season. Reason: To safeguard the character and biodiversity of the area in accordance with Policies G2, C6 and C9 of the adopted South Oxfordshire Local Plan.

That the compound planting scheme as indicated on Drw.No. 1221/172/003 B shall be implemented in the first planting season after the construction of the mast and should be so retained thereafter. Reason: To safeguard the character and biodiversity of the area in accordance with Policies G2 and C6 of the adopted South Oxfordshire Local Plan.
