That works to finalise the development in accordance with amended plans and information submitted under cover of letter dated 24 January 2008 shall be completed within 2 months of the grant of this planning permission, including the application of timber cladding and disposal of rainwater to a properly constructed soakaway. Reason: To ensure that the development is appropriate to the character and amenity of the Green Belt, the character and appearance of the conservation area, and the visual amenity of neighbouring occupiers in accordance with Policies GB2, GB4, CON7 and H13 of the South Oxfordshire Local Plan 2011; and to ensure that adequate provision is made for the disposal of rainwater in accordance with Policy D11 of the South Oxfordshire Local Plan 2011.

That surface water drainage details shall be submitted to and approved by the Local Planning Authority prior to completion of works in accordance with condition 1 above. Reason: To ensure that adequate provision is made for the disposal of rainwater in accordance with Policy D11 of the South Oxfordshire Local Plan 2011.

The extension hereby permitted shall not be occupied at any time other than for purposes ancillary to the residential use of the dwelling known as Hammer Cottage. Reason: As the separate occupation of the accommodation would represent an undesirable sub-division of the property and result in inadequate standards of amenity and privacy and in accordance with Policy H13 of the adopted South Oxfordshire Local Plan.
