Conditions / Refusal Reasons
That the works hereby permitted shall be begun before the expiration of three years from the date of this consent. Reason: By virtue of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That before any work is undertaken in pursuance of this consent to demolish those parts of the building shown to be demolished, the applicant shall take such steps and carry out such works to secure the safety and stability of those parts of the building shown to be retained. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON2 of the adopted South Oxfordshire Local Plan.

That all new works and works of making good to the retained internal and external fabric of the building shall be finished to match the adjacent work with regard to the methods used and to material, colour, texture and profile. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON2 of the adopted South Oxfordshire Local Plan.

That detailed information in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. That a detailed specification of the fireproofing and retention of the existing doors within the building shall be submitted and approved in writing by the Local Planning Authority before the relevant parts of the work are commenced. b. That the gaps in the rear wall shown for infilling are blocked using facing brickwork laid in lime mortar in bond to match the existing. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON2 of the adopted South Oxfordshire Local Plan.

That samples of materials in respect of the following shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. brick b. tile c. garage construction materials Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON2 and CON5 of the adopted South Oxfordshire Local Plan.

All new rainwater goods shall be cast iron painted black Reason: To safeguard the special architectural or historic interest of the listed building in accordance with Policy CON2 of the adopted South Oxfordshire Local Plan.

That the details of all new internal and external doors and new or replaced window joinery details shall be submitted to and approved in writing by the Local Planning Authority before the relevant parts of the work are commenced. Consideration shall be given to energy efficiency measures for window and door details that are compatible with historic character of the building. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON2 of the adopted South Oxfordshire Local Plan.

That the details of all new openings, vents, service pipes etc shall be submitted to and approved in writing by the Local Planning Authority before the relevant parts of the work are commenced. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON2 of the adopted South Oxfordshire Local Plan.
