Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
The development hereby permitted shall implemented in accordance with the following:-
- Demolition, excavation and works to construct the foundations shall take place between September and October inclusive
- No development shall take place until badger protection area has been created by the erection of badger proof protective fencing within 3 metres of the northern limit of the proposed new building extending at least 20 metres beyond both ends of the building
- No activity related to this application shall take place within the badger protection area
- If more than one year elapses between the grant of planning permission and the commencement of works, then a new badger survey shall be undertaken by a suitably qualified ecologist. If conditions have changed then Natural England should be consulted prior to works commencing
- All works shall be implemented in accordance with these details unless otherwise agreed in writing by the Local Planning Authority
Reason: To ensure that there is no harm to a protected species in accordance with Policy C8 of the adopted South Oxfordshire Local Plan.
That prior to the commencement of site works(including demolition of the existing building) a scheme shall be submitted showing the location of existing trees and identifying any to be removed. A protected area shall be designated for all existing trees which are shown to be retained, and the trees shall be protected in accordance with a scheme which complies with BS 5837:2005 Trees in relation to Construction and shall have been submitted to and approved in writing by the Local Planning Authority. The agreed measures shall be kept in place during the entire course of development.
Reason: To ensure that landscape features are retained in accordance with Policy C9 of the adopted South Oxfordshire Local Plan.
That the roof shall be covered with shingles or clay tiles, a sample of which shall be submitted to and approved in writing by the Local Planning Authority before the development commences.
Reason: To ensure that the building is appropriate for its surroundings in accordance with Policy C2 of the adopted South Oxfordshire Local Plan.
