Conditions / Refusal Reasons
That, having regard to the location of the two storey extension relative to the adjoining property, 11 Saxons Heath, the proposals would result in an oppressive and uneighbourly form of development which would detract from the residential amenity of occupiers of the adjoining property, contrary to Policy H13 of the adopted South Oxfordshire Local Plan and Section 4.6 of the approved South Oxfordshire Design Guide.
That, having regard to the proximity of the two storey extension to the adjoining property, 12A Saxons Heath, the development would overlook the adjoining property, detrimental to the residential amenity of the occupants, contrary to Policy H13 of the adopted South Oxfordshire Local Plan and Section 4.6 of the approved South Oxfordshire Design Guide.
That, having regard to the shallow roof pitch of the single storey extension and to its prominent location, the extension would detract from the character and appearance of the existing building and the visual amenity of the locality, contrary to Policy H13 of the adopted South Oxfordshire Local Plan and Section 4.6 of the approved South Oxfordshire Design Guide.
That insufficient information accompanies the application to demonstrate a satisfactory level of on site parking provision, the lack of which would result in on street parking close to a road junction, contrary to Policies T1 and T2 of the adopted South Oxfordshire Local Plan.
