Conditions / Refusal Reasons
That, having regard to the recent approval for a pair of semi detached dwellings on the adjacent site to the rear of no 21 Sinodun Road (P07/W0656) an additional dwelling would result in a cramped and incongruous from of development that is out of keeping with the character and the surrounding area, contrary to provisions of the adopted South Oxfordshire Local Plan 2011, policies G6, D1, H4 and the South Oxfordshire Design Guide, guidelines BP1, BP2, BP3, BP4 and BP5.
That having regard to the extant permission for a pair of semi detached dwellings on the adjacent plot to the rear of no 21 Sinodun Road (P07/W0656) , an additional dwelling would increase the number of vehicle movements and associated noise and disturbance, and result in a development which would have an unsatisfactory relationship with neighbouring dwellings and would detract from the residential amenity of the occupants of numbers 1, 2 and 3 Bridge Close and also the amenity of the occupiers of the proposed dwellings. As such the proposal is unacceptable backland development contrary to policy H4 of the adopted South Oxfordshire Local Plan.
The proposed development does not incorporate any sustainable design features contrary to policy D8 of the adopted South Oxfordshire Local Plan
