Conditions / Refusal Reasons
That, having regard to the proposed siting of the new dwelling in relation to nos 1 and 3 Green Road, the proposed development would result in an oppressive and overbearing form of development which would adversely affect the residential amenity of the occupiers of these dwellings contrary to policy H4 of the adopted South Oxfordshire Local Plan.

The provision of a two storey detached dwelling on the site would result in a cramped overdevelopment of the site out of keeping with the established form of development in the surrounding area and would detract from the visual amenity of the locality. As such, the proposal would be contrary to policies G2 and H4 of the adopted South Oxfordshire Local Plan.

The proposed arrangement of parking along the full frontage of the development leaves little scope for landscaping and creates a design dominated by the parked car which would be contrary to policies G6 and H4 of the adopted South Oxfordshire Local Plan and to Section 4.3 of the South Oxfordshire Design Guide.
