Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That details of all new or replacement windows and doors shall be submitted at a scale of 1:20 (section and elevation) and approved in writing by the Local Planning Authority before their insertion. Reason: To safeguard the special historic and architectural interest of the listed building in accordance with Policies CON2 and CON3 of the adopted South Oxfordshire Local Plan 2011.

That the materials to be used for the external walls (including boundary walls) and roof shall be as previously submitted on 31 October 2007 and approved in writing under planning permission P07/W0974 and listed building consent P07/W0972/LB unless otherwise agreed in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory in accordance with Policies CON2, H13 and CON7 of the adopted South Oxfordshire Local Plan 2011.

That sample panels of walling for the extension and front boundary wall shall be constructed on site and approved in writing by the Local Planning Authority prior to the commencement of these elements of the scheme. Pointing of the stone shall be carried out with a lime mortar which matches the existing in colour, texture and finish. Reason: To ensure that the details of the development are satisfactory in accordance with Policies CON2, CON3 and CON7 of the adopted South Oxfordshire Local Plan 2011.

That a method statement detailing how the reinstatement of the front and rear wall of the principal dwelling will be achieved, including details of the materials, finish and timescale involved, shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of this part of the development. Reason: To ensure that the details of the development are satisfactory in accordance with Policies CON2, CON3 and CON7 of the adopted South Oxfordshire Local Plan 2011.

That details of all flues, ducts, extracts and rainwater goods and their location and routes shall be submitted to and approved in writing by the Local Planning Authority prior to their installation on the dwelling and extension hereby permitted. Reason: To ensure that the details of the development are satisfactory in accordance with Policies CON2, CON3 and H13 of the adopted South Oxfordshire Local Plan 2011.
