Conditions / Refusal Reasons
That, having regard to the proposed siting of the new dwelling immediately on the boundary with no 1 Sherwood Road , its proximity to no 1A Sherwood Road and relatively small gap on the southern side of the site, the proposed new dwelling would appear cramped and out of character with the established pattern of surrounding development. As such the proposal would fail to reinforce local distinctiveness and appear out of character contrary to policies H4, G2, G6 and D1 of the adopted South Oxfordshire Local Plan.

The cramped nature of the proposed development would appear incongruous and out of keeping with the existing streetscene and pattern of development in the area which is predominantly symmetrical semi detached dwellings. As such, the proposal would fail to reinforce local distinctiveness and be contrary to policies D1 and G6 of the adopted South Oxfordshire Local Plan and to advice set out in the South Oxfordshire Design Guide.

An arrangement of parking across the site frontage would create a prominent feature in the streetscene with development dominated by the parked car which would be contrary to policy H4 and G6 of the South Oxfordshire Local Plan and to advice within the South Oxfordshire Design Guide.

The proposed development does not include or demonstrate high standards in the conservation and efficient use of energy, water and materials. As such it is contrary to policy D9 of the adopted South Oxfordshire Local Plan.
