Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That natural slates shall be used for the roofs and the external walls shall be constructed in a brick and lime mortar and finished to match the existing as specified in the Design and Access Statement submitted to accompany the application. Reason: To ensure that the details of the development are satisfactory in accordance with Policies D1 and CON2 of the adopted South Oxfordshire Local Plan 2011.

That details of all new windows and doors shall be submitted at a scale of 1:20 (section and elevation) and approved in writing by the Local Planning Authority prior to the commencement of development. Reason: To ensure that the details of the development are satisfactory in accordance with Policies D1 and CON2 of the adopted South Oxfordshire Local Plan 2011.

That details of all flues, vents, extract ducts and rainwater goods, their location, routes and finish shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development. Reason: To ensure that the details of the development are satisfactory in accordance with Policies D1 and CON2 of the adopted South Oxfordshire Local Plan 2011.

That a scheme for the hard and soft landscaping of this part of the site shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby permitted. The scheme shall be implemented as approved within 12 months of the commencement of the approved development and thereafter be maintained in accordance with the approved scheme to the complete satisfaction of the Local Planning Authority. In the event of any trees or shrubs so planted dying or being seriously damaged or destroyed within 5 years of the completion of the development, a new tree or shrub or equivalent number of trees or shrubs, as the case may be, of a species first approved by the Local Planning Authority, be planted and properly maintained in a position or positions first approved by the Local Planning Authority. Reason: To help to assimilate the development into its surroundings in accordance with Policies C2 and CON5 of the adopted South Oxfordshire Local Plan 2011.

That a tree protection plan (in accordance with BS:5837-2005) for the adjacent Maple tree covered by Tree Preservation Order 05 of 2001 shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of any development, including demolition. Reason: To safeguard the longevity of adjacent trees which are visually important in accordance with Policy C9 of the adopted South Oxfordshire Local Plan 2011.

That an arboricultural method statement, paying particular reference to BS:5837-2005 'Trees in Relation to Construction', shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of any development, and shall include details of all appropriate tree protection measures for the adjacent Maple before and for the entire duration of the development and the use of temporary 'herras' fencing around the hedge and grass area so as to avoid accidental damage. Reason: To safeguard the longevity of adjacent trees which are visually important in accordance with Policy C9 of the adopted South Oxfordshire Local Plan 2011.

That no construction works, including demolition, shall take place outside the hours of 07:30 to 18:00 Mondays to Fridays and 08:00 to 13:00 on Saturdays. Works shall not take place at all on Sundays or Bank Holidays without the prior written approval of the Local Planning Authority. Reason: To protect the occupants of nearby residential properties from noise and dust disturbance during the development of the site in accordance with Policy EP1 of the adopted South Oxfordshire Local Plan 2011.
