That, having regard to the width and depth of the proposed development , the extension would be poorly proportioned in relation to the existing dwelling by way of its complex roof form and a contrived design. The extension would not be subservient and would result in a cramped form of development which would fail to reinforce local distinctiveness and would appear out of keeping in the surrounding area contrary to policies G6, D1 and H13 of the adopted South Oxfordshire Local Plan and the South Oxfordshire Design Guide.

That, having regard to the depth and height of the proposed extension in relation to no 126 Abingdon Terrace, the proposed extension would have an oppressive and overbearing impact on the occupiers of this property detracting from their residential amenities contrary to policies G6 and H13 of the adopted South Oxfordshire Local Plan and the South Oxfordshire Design Guide.
