That, having regard to the scale and detailing of the proposed conservatory, in particular its depth and rooflights, the development would result in the addition of an overly bulky feature which would be out of keeping with the established traditional character and would detract from the special architectural and historic interest and setting of the listed building contrary to Policies CON2, CON3 and CON5 of the adopted South Oxfordshire Local Plan.

That, having regard to the depth of the proposed extension close to the boundary with the adjoining property, Albury House, the extension would be oppressive and unneighbourly to the occupiers of Albury House contrary to Policy H13 of the adopted South Oxfordshire Local Plan.
