Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the materials for the walls and roof shall be of the same type, colour and texture as those used on the existing building.
Reason: To safeguard the character of the existing building and of the area in general in accordance with Policy H13 of the Adopted South Oxfordshire Local Plan.
That the extension hereby permitted shall be implemented only as part of a joint extension with that at No.47 Bowness Avenue permitted by planning permission P07/W1275 and shall not be occupied prior to the completion of the first floor rear extension to that adjoining property.
Reason: To ensure that the details of the development are satisfactory and to ensure that the development is not unneighbourly in accordance with Policies G6 and H13 of the adopted South Oxfordshire Local Plan 2011.
