That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the stone wall shall be pointed using a lime-based mortar mix a sample panel of which shall be approved on site by the Local Planning Authority prior to the commencement of works. Reason: To safeguard the architectural and historic character and setting of the listed building and the character and appearance of the Great Milton Conservation Area in accordance with Policies CON5 and CON7 of the South Oxfordshire Local Plan.

That samples of materials in respect of the following shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. Clay roofing tiles b. Coursed rubble masonry with random dressed stone quoins c. Oak frame, beams and weather boarding d. Paint colour for joinery Reason: To safeguard the architectural and historic character and setting of the listed building and the character and appearance of the Great Milton Conservation Area in accordance with Policies CON5 and CON7 of the South Oxfordshire Local Plan.

That detailed drawings in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. New windows and doors at 1:20 (section and elevation) Reason: To safeguard the architectural and historic character and setting of the listed building and the character and appearance of the Great Milton Conservation Area in accordance with Policies CON5 and CON7 of the South Oxfordshire Local Plan.
