Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the materials for the cheeks and roof of the dormer windows, the walls for the single storey rear extension and walls and roof of the garage extension and two storey extension shall be of the same type, colour and texture as those used on the existing building. Reason: To safeguard the character of the existing building and of the area in general in accordance with Policy H13 of the Adopted South Oxfordshire Local Plan.

That the space beneath the first floor extension shall be retained unobstructed except for the parking of vehicles. Reason: In the interests of highway safety and to ensure the provision of adequate off-street car parking in accordance with Policy T1 and T2 of the Adopted South Oxfordshire Local Plan.
