Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the materials to be used for the external walls and roof shall be of the same colour, type and texture as those used on the existing building.
Reason: To ensure that the details of the development are satisfactory in accordance with Policies CON7 and H13 of the adopted South Oxfordshire Local Plan.
Sample panels of facing brickwork showing the proposed colour, texture, facebond and pointing shall be provided on site and approved in writing by the Local Planning Authority before the relevant parts of the work are commenced. The sample panels shall be retained on site until the work is completed and the new work shall be carried out in accordance with approved panel.
Reason: To ensure the details of the development are satisfactory and to safeguard the character and appearance of the conservation area in accordance with Policy CON7 of the adopted South Oxfordshire Local Plan.
That detailed drawings in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun:
a. All new doors and windows at a scale of 1:20
b. Window heads/lintels at a scale of 1:20
c. Gates (including design, height and materials)
Reason: To ensure the details of the development are satisfactory and to safeguard the character and appearance of the conservation area in accordance with Policy CON7 of the adopted South Oxfordshire Local Plan.
That a scheme for the landscaping of the site, including the planting of live trees and shrubs and the proposed boundary treatments where existing boundary treatments are to be altered, shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of works on site. The scheme shall be implemented as approved within 12 months of the commencement of the approved development and thereafter be maintained in accordance with the approved scheme to the complete satisfaction of the Local Planning Authority. In the event of any of the trees or shrubs so planted dying or being seriously damaged or destroyed within 3 years of the completion of the development, a new tree or shrub or equivalent number of trees or shrubs, as the case may be, of a species first approved by the Local Planning Authority, be planted and properly maintained in a position or positions first approved by the Local Planning Authority.
Reason: To ensure the details of the development are satisfactory and to safeguard the character and appearance of the conservation area in accordance with Policy CON7 of the adopted South Oxfordshire Local Plan.
Prior to the first use of the new vehicle access, the proposed means of access on to Pebble Hill is to be formed and laid out to the approval of the Local Planning Authority and constructed strictly in accordance with the highway authority¿s specifications and that all ancillary works specified shall be undertaken.
Reason: In the interests of highway safety and the amenity of the surrounding area in accordance with Policies H13 and CON7 of the adopted South Oxfordshire Local Plan.
Prior to the first use of the new vehicle access, the parking and turning areas for the dwelling shall be provided in accordance with the submitted block plan and shall be constructed, laid out, surfaced (bound material), drained and completed, and shall be retained unobstructed except for the parking and turning of vehicles at all times.
Reason: In the interests of highway safety and the amenity of the surrounding area in accordance with Policies H13 and CON7 of the adopted South Oxfordshire Local Plan.
