Conditions / Refusal Reasons
That the works hereby permitted shall be begun before the expiration of three years from the date of this consent. Reason: By virtue of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That sample of the materials to be used for the external walls and roof shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of works. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON 2 of the adopted South Oxfordshire Local Plan.

That all new works and works of making good to the retained internal and external fabric of the building shall be finished to match the adjacent work with regard to the methods used and to material, colour, texture and profile. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON 2 of the adopted South Oxfordshire Local Plan.

That detailed drawings in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. Notwithstanding drawing No. 2243707, consent is not granted for the soldier course on the gable end of the extension as indicated on the plans. A timber lintel shall be provided and details at 1:10 must be submitted, prior to commencement of construction. b. Notwithstanding detail D of the box gutter on drawing No. 2243707, further information on this element of the proposal shall be submitted to ensure that the construction detail is appropriate. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON 2 and CON 3 of the adopted South Oxfordshire Local Plan.

The extension must be built in a traditional bond to reflect the quality and special interest of the listed building. Sample panels of facing brickwork showing the proposed colour, texture, facebond and pointing shall be provided on site and approved in writing by the Local Planning Authority before the relevant parts of the work are commenced. The sample panels shall be retained on site until the work is completed and the new work shall be carried out in accordance with approved panel. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON 2 of the adopted South Oxfordshire Local Plan.
