That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004. That samples of the bricks to be used in the external construction of the extension and the roofing tiles shall be submitted to and agreed in writing by the Local Planning Authority before any work commences. Reason: To safeguard the special character and appearance of the Conservation Area in accordance with Policies C2 and CON7 of the adopted South Oxfordshire Local Plan. That section and elevation details of the new windows at scales of 1:20 and 1:5 shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of development. Reason: To ensure that the details of the development are satisfactory in accordance with Policies C2 and CON7 of the adopted South Oxfordshire Local Plan.

That notwithstanding anything contained in the Town and Country Planning (General Permitted Development) Order 1995 (or any order revoking and re-enacting that Order) no additional windows shall be constructed in the walls or roof of the development hereby approved facing South onto Cobblers. Reason: To ensure that the development is not unneighbourly and to comply with Policies G2 and H13 of the adopted South Oxfordshire Local Plan.
