Conditions / Refusal Reasons
That, having regard to the close proximity of the garage annexe to the main house, the sub-division of the garden area historically associated with the Listed Building would be detrimental to its historic setting, contrary to the provisions of the adopted South Oxfordshire Local Plan 2011, Policy CON5 and advice in PPG 15.

That, having regard to the relationship of the annexe to the main dwelling and to the existing windows on the south and west elevations of the annexe, the subdivision of the land and the creation of a separate dwelling unit would result in development that is overbearing and unneighbourly with direct overlooking of all of the garden area of the Stone House to the detriment of the living conditions of the occupiers. As such the proposal is contrary to the provisions of the adopted South Oxfordshire Local Plan 2011, Policy H5 and South Oxfordshire Design Guide, Guideline BP5.
