Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the materials for the external walls shall be of the same type, colour and texture as those used on the existing building.
Reason: To safeguard the character of the existing building and of the area in general in accordance with Policies CON7 and H13 of the Adopted South Oxfordshire Local Plan.
That samples of the materials to be used for the roof shall be submitted to and approved in writing by the Local Planning Authority prior to commencement of development.

That details of all new windows and doors including paint colour shall be submitted at a scale of 1:20 and 1:5 (section and elevation) and approved in writing by the Local Planning Authority prior to the commencement of development.
Reason: To safeguard the special character and appearance of the conservation area in accordance with Policy CON7 of the adopted South Oxfordshire Local Plan 2011.
That no development shall take place within the application area until the applicant, or their agents or successors in title, has secured the implementation of a programme of archaeological work in accordance with a written scheme of investigation which shall first have been submitted to and approved by the Local Planning Authority. The stripping of topsoil and other invasive landscaping shall be carried out under archaeological supervision and where necessary shall be followed by an appropriate level of archaeological excavation and recording. The programme of works shall include all processing, research and analysis necessary to produce an accessible and useable archive and a full report for publication. The work shall be carried out by a professional archaeological organisation acceptable to the Local Planning Authority.
Reason: To safeguard the identification and recording of archaeologically significant remains on the site in accordance with Policies CON11 and CON13 of the adopted South Oxfordshire Local Plan 2011.
