Conditions / Refusal Reasons
That the proposed development is tantamount to the creation of a separate dwelling in circumstances which are contrary to housing policies H4, H11 and H13 of the South Oxfordshire Local Plan 2011.
That insufficient provision has been made for car parking such that the proposed development is likely to exacerbate existing on-street parking and traffic congestion problems in Church Street contrary to policies D2, H4, H11 and H13 of the South Oxfordshire Local Plan 2011.
That the proposed development results in insufficient provision for private outdoor garden or open space in connection with both the residential occupation of the application building and the occupation and the existing house let in multiple occupation, contrary to policies D3, H4, H11 and H13 of the South Oxfordshire Local Plan 2011.
That the proposed development is likely to give rise to a loss of amenity to the occupiers of nearby properties as a result of overlooking/loss of privacy contrary to policies D4, H4, H11 and H13 of the South Oxfordshire Local Plan 2011.
That the design, scale, and materials used in the proposed development are contrary to the character and appearance of the existing dwelling, the site, its surroundings and the Didcot Northbourne Conservation Area contrary to policies G6, CON7, H4, H11 and H13 of the South Oxfordshire Local Plan 2011.
