Conditions / Refusal Reasons
That the building shall be used only for the purpose specified in the application and for no other purpose whatsoever. Reason: To protect local amenities in accordance with Policy G1 of the South Oxfordshire Local Plan.

That this permission shall enure only for the benefit of Cullen & Padbury Upholsterers for so long as they occupy the site, and shall not enure for the benefit of the land. Reason: Because permission is given only in view of the special circumstances in accordance with Policies E8 and G1 of the South Oxfordshire Local Plan.

That no development shall be carried out on the site unless an application for planning permission in that behalf is first submitted to, and approved by, the Local Planning Authority, and this condition shall apply notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 1995 or any statutory modification or re-enactment thereof. Reason: To secure the proper planning of the locality in accordance with Policies G2, G6 and E8 of the South Oxfordshire Local Plan.

The building shall be retained as such and shall not be adapted for living accommodation without prior permission by the Local Planning Authority. Reason: To protect local amenities in accordance with Policies GB2, E8 and G2 of the South Oxfordshire Local Plan.

That except insofar as may be otherwise agreed by the Local Planning Authority, all trees, shrubs and hedges on the land be preserved and properly maintained and that in the event of any of the trees dying or being seriously damaged or destroyed, a new tree or equivalent number of trees, as the case may be, of a species first approved by the Local Planning Authority, be planted and properly maintained in a position or positions first approved by the Local Planning Authority. Reason: To safeguard trees which are visually important in accordance with Policies GB4 and G2 of the South Oxfordshire Local Plan

That the open areas outside the building shall be used for the parking of vehicles, access, manoeuvring, loading and unloading purposes only. No storage, industrial or other business use shall take place other than inside the building. Reason: To protect local amenities in accordance with Policies G1, G2, GB2 and GB4 of the South Oxfordshire Local Plan.

That no processes be carried on or machinery installed on the land or in the building except such as could be carried on or installed and used in any residential area without detriment to the amenity of that area by reason of noise, vibration, smell, fumes, smoke, soot, ash, dust or grit. Reason: To safeguard the character of the area in accordance with Policies G1, G2, G6 and E8 of the South Oxfordshire Local Plan.
