The site represents an important gap in the streetscene in the Wheatley Conservation Area, separating the edge of historic Wheatley from the more modern development along Littleworth Road. The filling in of this important gap in the Conservation Area would fail to preserve or enhance the setting of the conservation area contrary to policies G2, Con 7 and H4 of the adopted South Oxfordshire Local Plan.
