The site represents an important gap in the streetscene in the Wheatley Conservation Area, separating the edge of historic Wheatley from the more modern development along Littleworth Road. The filling in of this important gap in the Conservation Area would fail to preserve or enhance the setting of the conservation area contrary to policies G2, Con 7 and H4 of the adopted South Oxfordshire Local Plan. That, having regard to the location of the new dwelling in relation to adjoining development and its complex form in contrast to the simple geometric form of locally distinctive historic buildings, the proposal would result in a cramped and intrusive development which would detract from and be out of character with existing development and fail to reinforce local distinctiveness contrary to policies G2, H4 and D1 of the adopted South Oxfordshire Local Plan. That the rooflights in the southern elevation of the proposed dwelling would overlook the rear garden of no 6 High Street and adversely affect the residential amenity of the occupiers of this dwelling contrary to policy H4 of the adopted South Oxfordshire Local Plan.
