Conditions / Refusal Reasons
That the works hereby permitted shall be begun before the expiration of three years from the date of this consent. Reason: By virtue of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That all new works and works of making good to the retained internal and external fabric of the building shall be finished to match the adjacent work with regard to the methods used and to material, colour, texture and profile Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON 3 of the adopted South Oxfordshire Local Plan. Related application(s): P10/W0149/DIS

That samples of materials in respect of the following shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: Stone work Roof tiles Weatherboarding Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policy CON 3 of the adopted South Oxfordshire Local Plan.

Sample panels of facing stonework showing the proposed stone to be used, size, coursing and pointing style shall be provided on site and approved in writing by the Local Planning Authority before the relevant parts of the work are commenced. The sample panels shall be retained on site until the work is completed and the new work shall be carried out in accordance with the approved panel. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON 2 and CON 3 of the adopted South Oxfordshire Local Plan.

Door and window joinery details shall be submitted and approved in writing by the Local Planning Authority before the relevant parts of the work are commenced. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON 2 and CON 3 of the adopted South Oxfordshire Local Plan.

The re-instated barn roof covering shall be thatched with long straw or combed wheat with a flush ridge Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON 2 and CON 3 of the adopted South Oxfordshire Local Plan.

That a detailed specification of the fireproofing and retention of the existing doors within the farmhouse shall be submitted and approved in writing by the Local Planning Authority before the relevant parts of the work are commenced. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON 2 and CON 3 of the adopted South Oxfordshire Local Plan.
