Conditions / Refusal Reasons
That the works hereby permitted shall be begun before the expiration of three years from the date of this consent. Reason: By virtue of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That details of all new or replacement windows and doors shall be submitted at a scale of 1:20 (section and elevation) and approved in writing by the Local Planning Authority before works commence. Reason: To safeguard the special historic and architectural interest of the listed building in accordance with Policies CON2 and CON3 of the adopted South Oxfordshire Local Plan 2011.

That samples of the materials to be used for the external walls (including boundary walls) and roof shall be submitted to and approved in writing by the Local Planning Authority before any works commence. Reason: To safeguard the special historic and architectural interest of the listed building in accordance with Policies CON2 and CON3 of the adopted South Oxfordshire Local Plan 2011.

That sample panels of walling for the extension and front boundary wall shall be constructed on site and approved in writing by the Local Planning Authority prior to the commencement of works. Pointing of brickwork shall be carried out with a lime mortar which matches the existing in colour, texture and finish. Reason: To safeguard the architectural and historic interest and character of the listed building in accordance with Policies CON2 and CON3 of the adopted South Oxfordshire Local Plan 2011.

That details of all flues, ducts, extracts and rainwater goods and their location and routes shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of works. Reason: To ensure the satisfactory preservation of the listed building in accordance with Policy CON3 of the adopted South Oxfordshire Local Plan 2011.
