That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.
That the external walls and roofs shall be constructed and finished in accordance with a schedule of materials and finishes which shall first have been submitted to and approved in writing by the Local Planning Authority before development commences.
Reason: To ensure that the appearance of the buildings are satisfactory in accordance with Policy G6 of the adopted South Oxfordshire Local Plan.

Reason: In the interests of highway safety and convenience in accordance with Policy T1 of the adopted South Oxfordshire Local Plan.
That before the proposed dwellings are first occupied the existing access on to The Street shall be permanently stopped up by the means of full face kerbing and the restatement of the verge to the approval of the Local Planning Authority in accordance with the highway authority's specifications and shall not be used by any vehicular traffic whatsoever.
Reason: In the interests of highway safety and convenience in accordance with Policy T1 of the adopted South Oxfordshire Local Plan.
Prior to the commencement of any site works (including demolition or site clearance) a protected area shall be designated for the Monkey Puzzle tree, and the tree shall be protected in accordance with a scheme which complies with BS 5837:1991 Trees in Relation to Construction and shall have been submitted to, and approved in writing by, the local planning authority. The agreed measures shall be kept in place during the entire course of development
Reason: To safeguard trees which are visually important in accordance with Policies C1 and C9 of the adopted South Oxfordshire Local Plan.

That the first floor bathroom window shall be fixed shut and in conjunction with the first floor en-suite bathroom window shall be obscure glazed prior to the first occupation of the accommodation and shall thereafter be retained as such.
Reason: To ensure that the development is not unneighbourly and to comply with Policies G2 and H13 of the adopted South Oxfordshire Local Plan.
That details of all new windows and doors shall be submitted at a scale of 1:20 and 1:5 (section and elevation) and approved in writing by the Local Planning Authority prior to the commencement of development.
Reason: To safeguard the character and appearance of the area in accordance with Policies G6, H13 of the adopted South Oxfordshire Local Plan 2011.

P09/W0984/DISThat sustainable design features shall be incorporated into the construction and fittings of the building, details of which shall be submitted to and approved in writing by the Local Planning Authority prior to the first use of the building.
