That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That a method statement for the removal of the existing extension and repair and refurbishment of Dolly's Cottage shall be submitted to and approved in writing by the Local Planning Authority prior to works commencing on site. Reason: To ensure the details of the proposal are satisfactory and to safeguard the special architectural or historic interest of the listed building in accordance with Policies CON2 and CON3 of the adopted South Oxfordshire Local Plan.

That the existing lean-to extension shall be removed prior to the construction of the new extension and all new works and works of making good the retained fabric shall be finished to match the adjacent work with regard to the methods used and to material, colour, texture and profile. Reason: To ensure the details of the proposal are satisfactory and to safeguard the special architectural or historic interest of the listed building in accordance with Policies CON2 and CON3 of the adopted South Oxfordshire Local Plan.

That detailed drawings in respect of the following, shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun: a. glazed link b. joinery and glazing c. roof Reason: to safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON2 and CON3 of the adopted South Oxfordshire Local Plan.

That samples of all materials other than the timber cladding shall be submitted to and approved in writing by the Local Planning Authority before the relevant part of the work has begun. Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with Policies CON2 and CON3 of the adopted South Oxfordshire Local Plan.
