That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That all the materials to be used for the external walls and roof shall be of the same colour, type and texture as those used on the existing building. Reason: To safeguard the character of the existing building and of the area in general in accordance with Policy H13 of the adopted South Oxfordshire Local Plan.

That prior to the first occupancy of the extension, the track is to be surfaced from the back-edge of the footway along The Street up to the proposed rear parking area; this surface should be of a bound material and have a measure in place to prevent surface water from being discharged on to the public highway. The parking area is also to be surfaced. Reason: To ensure that there is sufficient off-road parking provision on the site in accordance with Policies T2 and T8 of the Oxfordshire Structure Plan 2016.
