Conditions / Refusal Reasons
That the works hereby permitted shall be begun before the expiration of three years from the date of this consent. Reason: By virtue of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That samples of all materials to be used for the roof of the extension hereby permitted shall be submitted to and approved in writing by the Local Planning Authority before the development is commenced. Reason: To safeguard the character of the listed building in accordance with Policy CON3 of the adopted South Oxfordshire Local Plan.

Sample panels of facing brickwork in flemish bond showing the proposed colour, texture and pointing shall be provided on site and approved in writing by the Local Planning Authority before the relevant parts of the work are commenced. The sample panels shall be retained on site until the work is completed and the new work shall be carried out in accordance with approved panel. Reason: to safeguard the special architectural or historic interest of the listed building and in accordance with policy CON 3 of the adopted South Oxfordshire Local Plan

That prior to the commencement of works detailed drawings of a) new windows at 1:5 with glazing bar at 1:1; and b) detailed drawings of the new link building and the join with the existing building at 1:10. shall be submitted to and approved in writing by the Local Planning Authority. Reason: to safeguard the special architectural or historic interest of the listed building and in accordance with policy CON 3 of the adopted South Oxfordshire Local Plan.

That all new works and works of making good to the retained internal and external fabric of the building in connection with the disabled toilet shall be finished to match the adjacent work with regard to the methods used and to material, colour, texture and profile Reason: To safeguard the special architectural or historic interest of the listed building and in accordance with policy CON 3 of the adopted South Oxfordshire Local Plan.

That development shall not begin until a detailed specification of the type, design and external finish of external doors and rainwater goods has been submitted to and approved in writing by the Local Planning Authority. Reason: To safeguard the character of the listed building in accordance with Policy CON3 of the adopted South Oxfordshire Local Plan.

That there shall be no cutting of the thatch to create the link to the kitchen extension as specified on drawing no RG BR 01. Reason: To safeguard the character of the listed building in accordance with Policy CON3 of the adopted South Oxfordshire Local Plan.

That prior to the commencement of works on the site a detailed schedule of internal works within the listed building required to provide the disabled toilet shall be submitted to and approved in writing by the local planning authority. Reason: To safeguard the character of the listed building in accordance with Policy CON3 of the adopted South Oxfordshire Local Plan.
