Conditions / Refusal Reasons
That the hard and soft landscaping of the site shall be implemented in accordance with drawing no. 05.082.10, as amplified by information contained in the letter dated 11 September 2007 within 3 months of the date of this permission.
Reason: To help assimilate the development into its surroundings and to ensure the development is not unneighbourly through loss of privacy and overlooking to the neighbouring property in accordance with Policies G2, D2, D3, H4 and H5 of the South Oxfordshire Local Plan 2011.
That a 1.8 metre high boundary fence shall be erected around the parking area of the property to the north of the site within 3 months of the date of this permission and shall be retained as such hereafter.
Reason: To ensure the development is not unneighbourly through loss of privacy and overlooking to the neighbouring property in accordance with Policies G2, D2, D3, H4 and H5 of the South Oxfordshire Local Plan 2011.
That the parking provision shall be retained as shown on drawing no. 05.082.10 and all constructed, surfaced and laid out, retained and maintained to the satisfaction of the Local Planning Authority.
Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities in accordance with Policies G2, D2, T1 and T2 of the South Oxfordshire Local Plan 2011.
That the rooflights in the rear elevation of the properties shall have a cill height of 1.8 metres (min) above first floor level and shall be retained as such hereafter.
Reason: To ensure the development is not unneighbourly and to comply with Policies G2, D4, H4 and H5 of the South Oxfordshire Local Plan 2011.
