That the implementation of this planning permission shall be contingent upon the ratification of the JET Implementation Agreement, extending the operational phase of the JET project to the end of 2010. Reason: To protect the open nature, rural character and visual amenity of the Green Belt in accordance with policies GB2, GB3 and GB4 of the South Oxfordshire Local Plan 2011; and to ensure that the future development of the Culham Science Centre site takes place in accordance with Policies RUR3, RUR4 and RUR5 of the South Oxfordshire Local Plan 2011.

That the use of the land and buildings for the carrying out of atomic energy research and development in connection with the JET Facility shall be terminated by 31 December 2015 and all buildings, structures materials or plant the subject of this permission shall be removed from the land which shall be left in a clean and orderly state. Reason: To protect the open nature, rural character and visual amenity of the Green Belt in accordance with policies GB2, GB3 and GB4 of the South Oxfordshire Local Plan 2011; and to ensure that the future development of the Culham Science Centre site takes place in accordance with Policies RUR3, RUR4 and RUR5 of the South Oxfordshire Local Plan 2011.

That the buildings, structures or plant shall be solely used by the UKAEA and its partners or by an organisation of which the UKAEA and these partners are members for the purpose of carrying on atomic energy research and development in connection with the JET Facility up until 31 December 2015. Reason: To protect the open nature, rural character and visual amenity of the Green Belt in accordance with policies GB2, GB3 and GB4 of the South Oxfordshire Local Plan 2011; and to ensure that the future development of the Culham Science Centre site takes place in accordance with Policies RUR3, RUR4 and RUR5 of the South Oxfordshire Local Plan 2011.
