Conditions / Refusal Reasons
That, the site comprises an important open and undeveloped area adjoining a public footpath. The further extension to the existing terrace would result in a cramped and intrusive form of development which would detract from the character and appearance of the area, contrary to policies G2 and H4 of the adopted South Oxfordshire Local Plan.

That, having regard to the proposed rear staircase which gives sole pedestrian access to the flat and the necessity for pedestrians to access the site via the front of no 12 Swale Drive, the proposal would result in an unneighbourly form of development contrary to policies G2 and H13 of the adopted South Oxfordshire Local Plan.

That, having regard to the inappropriate details of design and to the lack of any regard to sustainability and energy efficient design, the development would fail to reinforce local distinctiveness and detract from the character and visual appearance of the locality contrary to policies G6, H4, D1 and D8 of the adopted South Oxfordshire Local Plan.
