Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the materials to be used for the external walls and roof of the extension hereby permitted shall be of the same colour, type and texture as those used on the existing building unless otherwise agreed in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G6 and H13 of the adopted South Oxfordshire Local Plan 2011.

That prior to the first use of the new access, the proposed means of access onto Manor Crescent shall be formed, laid out and constructed to the approval of the Local Planning Authority strictly in accordance with the Highway Authority's specifications and that all ancillary works specified shall be undertaken. Reason: In the interests of highway safety and convenience in accordance with Policy T1 of the adopted South Oxfordshire Local Plan 2011.

That prior to the first use of the proposed access, the existing access onto Manor Crescent shall be permanently stopped up by the means of full face kerbing and the reinstatement of the footway to the approval of the Local Planning Authority and in accordance with the Highway Authority's specifications and shall not be used by any vehicular traffic whatsoever. Reason: In the interests of highway safety and convenience in accordance with Policy T1 of the adopted South Oxfordshire Local Plan 2011.

That prior to the first occupation of the development, the parking and manoeuvring areas shall be provided in accordance with the plan (Ref: SODC/130706/01) hereby approved and shall be retained unobstructed at all times except for the parking and manoeuvring of vehicles. Reason: To comply with the Local Planning Authority's vehicle parking standards and to protect local amenities in accordance with Policy T2 of the adopted South Oxfordshire Local Plan 2011.
