Conditions / Refusal Reasons
That no goods are to be sold to the general public from the site at any time.
Reason: In the interests of sustainability and to protect the viability and vitality of existing town and village centres from the location of shops and other key town centre uses in out-of-centre locations in accordance with Policies G3, TC7 and RUR8 of the South Oxfordshire Local Plan 2011.
That the use shall be confined wholly within the building at all times. Open areas outside the building shall be used for the parking of vehicles, access, manoeuvring, loading and unloading purposes only. No storage, industrial or other business use shall take place other than inside the building.
Reason: To preserve the openness of the Green Belt in accordance with Policies RUR8 and GB3 of the South Oxfordshire Local Plan 2011.
That within one month from the date of this permission a vehicle parking scheme shall be submitted to and approved in writing by the Local Planning Authority for the required number of parking spaces referred to in the application. Details shall include the location of spaces in accordance with the plans submitted with the application, the layout and surface finish. The parking provision shall be constructed and laid out in accordance with the approved detail within 6 months from the date of the approved detail and retained as such.
Reason: To ensure that adequate provision is made for onsite car parking in accordance with Policies D2, T2 and Appendix 5 of the South Oxfordshire Local Plan 2011.
That the use of building 125 as a Class B1 office shall be limited to hours of operation nominated in the application other than with the prior planning permission of the Local Planning Authority, being 7:00am to 7:00pm Mondays to Fridays and 8:00am to 1:00pm Saturdays. No activities shall take place on Sundays, Bank Holidays or Public Holidays.
Reason: To preserve the acoustic amenity of nearby residential development in accordance with Policy EP2 of the South Oxfordshire Local Plan 2011.
