Conditions / Refusal Reasons
That the building is not to be used for the display of goods or sale of goods direct to the general public without the prior planning permission of the Local Planning Authority.
Reason:- To protect the viability and vitality of existing town and village centres from the location of shops and other key town centre uses in out-of-centre locations in accordance with policies G3, TC7 and RUR8 of South Oxfordshire Local Plan 2011.
That the use shall be confined wholly within the building at all times. Open areas outside the building shall be used for the parking of vehicles, access, manoeuvring, loading and unloading purposes only. No storage, industrial or other business use shall take place other than inside the building.
Reason: To preserve the openness of the Green Belt in accordance with policies RUR8 and GB3 of South Oxfordshire Local Plan 2011.
That within one month from the date of this permission a revised vehicle parking scheme shall be submitted to and approved in writing by the Local Planning Authority for the provision of 15 car parking spaces for use in connection with building 126. All spaces shall be located clear of the root zones of existing trees. The scheme shall also include details of construction and surface finish of spaces. The parking provision shall be constructed and laid out in accordance with the approved detail within 6 months from the date of the approved detail and retained as such.
Reason: To ensure that adequate provision is made for onsite car parking in accordance with policies D2, T2 and Appendix 5 of South Oxfordshire Local Plan 2011.
No industrial processing activities, including maintenance and repair; and no loading or unloading activities shall take place, except between the hours of 7:00am to 6:00pm Mondays to Fridays and 7:00am to 1:00pm Saturdays. No such activities shall take place on Sundays, Bank Holidays or Public Holidays.
Reason: To preserve the acoustic amenity of nearby residential development in accordance with policy EP2 of South Oxfordshre Local Plan 2011.
