Conditions / Refusal Reasons
That no goods are to be sold to the general public from the site at any time. Reason:- In the interests of sustainability and to protect the viability and vitality of existing town and village centres from the location of shops and other key town centre uses in out-of-centre locations in accordance with Policies G3, TC7 and RUR8 of the South Oxfordshire Local Plan 2011.

That the use shall be confined wholly within the building at all times. Open areas outside the building shall be used for the parking of vehicles, access, manoeuvring, loading and unloading purposes only. No storage, industrial or other business use shall take place other than inside the building. Reason: To preserve the openness of the Green Belt in accordance with Policies RUR8 and GB3 of the South Oxfordshire Local Plan 2011.

That within 3 months of the date of this permission the parking spaces identified on plans submitted with the application shall be line marked on site and retained as such. Reason: To ensure that adequate provision is made for onsite car parking in accordance with Policies D2, T2 and Appendix 5 of the South Oxfordshire Local Plan 2011.

No industrial processing activities, including maintenance and repair; and no loading or unloading activities shall take place, except between the hour of 8:00am to 6:00pm Mondays to Fridays and 8:00am to 1:00pm Saturdays. No such activities shall take place on Sundays, Bank Holidays or Public Holidays. Reason: To preserve the acoustic amenity of nearby residential development in accordance with Policy EP2 of the South Oxfordshire Local Plan 2011.
