Conditions / Refusal Reasons
The Development Plan identifies appropriate locations for new development. Development within the Oxford Green Belt is limited to strictly defined categories which includes the limited extension to an existing dwelling. The proposed large extension is not considered to be a limited extension and would detract from the openness of the Green Belt. As such, the proposal would be contrary to advice contained in PPG2 and contrary to policies G2, GB2 and H13 of the adopted South Oxfordshire Local Plan.

That, having regard to the scale and detailing of the proposed extension, it would appear incongruous against the traditional form and character of the existing dwelling and be harmful to the appearance of the existing dwelling and the surrounding area contrary to Policies G2 and H13 of the adopted South Oxfordshire Local Plan.

That, insufficient information has been submitted to convince the Local Planning Authority that the proposed development would not result in the loss of or harm to some of the trees on site which would adversely affect the visual amentiy of the area contrary to Policy C9 of the adopted South Oxfordshire Local Plan.
