Conditions / Refusal Reasons
That particularly having regard to its depth and situation along the shared boundary with the adjoining property (No.22 Drake Avenue) the proposed extensions would have an overbearing effect upon that adjoining property, be intrusive and unneighbourly and result in overshadowing and loss of light which would be detrimental to the amenity of its occupants. The proposal is therefore contrary to Policies G2, G6, D1, D4 and H13 of the Adopted South Oxfordshire Local Plan 2011 and the advice contained within the Adopted South Oxfordshire Design Guide (2000).

The proposed conservatory due to its depth and situation along the shared boundary beyond the existing single storey extension would result in an excessive rearward projection from the rear elevation of the original dwelling which would be inappropriate for the site and have a detrimental impact on the character and appearance of the surrounding area. The proposal is therefore contrary to Policies G2, G6, D1 and H13 of the Adopted South Oxfordshire Local Plan 2011 and advice contained within the Adopted South Oxfordshire Design Guide (2000).
