That, having regard to the size of the development and to its location in an isolated rural location within the Oxford Green Belt, the stables, feed and storage rooms and car park would detract from the openness of the Green Belt and be visually intrusive to this rural area, contrary to Policies GB2, G2, G4 and R10 of the adopted South Oxfordshire Local Plan and to PPG2. No very special circumstances have been put forward which would outweigh the harm to the openness of the Green Belt or the visual amenity of the area.

That the development would involve an increase in the use of an access which lacks adequate vision splays, onto a fast section of road, detrimental to the safety and convenience of users of the highway, contrary to Policy T8 of the adopted South Oxfordshire Local Plan.
