Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That the materials to be used for the external walls and roof of the extension shall be of the same colour, type and texture as those used on the existing building. Reason: To ensure that the details of the development are satisfactory in accordance with Policies D1 and H13 of the South Oxfordshire Local Plan 2011.

That prior to the first use of the proposed parking area the means of access onto Denton Hill shall be formed and laid out to the approval of the Local Planning Authority, constructed in strict accordance with the Local Highway Authority's specifications and all ancillary works specified shall be undertaken. (White lining 6m each side of the proposed access along Denton Hill is to be included with the access works to help deter vehicles from parking around the access and to help keep visibility unobstructed). Reason: In the interests of highway safety in accordance with Policies D2 and T1 of the South Oxfordshire Local Plan 2011.

Before the new vehicle access is first used the proposed parking area shall be provided in accordance with the approved plans (0709-101A and 0709-102A) and shall be constructed, laid out, surfaced (bound material), drained and completed, and shall be retained unobstructed except for the parking of vehicles at all times. Reason: In the interests of highway safety in accordance with Policies D2 and T1 of the South Oxfordshire Local Plan 2011.

No surface water from the development hereby approved shall be discharged onto the adjoining highway and a scheme to prevent this occurrence shall be submitted to and approved in writing by the Local Planning Authority and implemented prior to the commencement of building operations. Reason: to prevent any adverse effects from surface water run-off in the interests of highway safety and in accordance with Policies T1 and EP6 of the South Oxfordshire Local Plan 2011.

The proposed boundary and retaining walls shall be constructed in stone to match the existing wall. Prior to the commencement of development samples of the stone to be used shall be submitted to and approved in writing by the Local Planning Authority. Reason: To ensure that the details of the development are satisfactory in accordance with Policy D1 of the South Oxfordshire Local Plan 2011.
