That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse.
Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

Reason: To protect the rural character of the area and openness of the Green Belt in accordance with Policies H12, GB2 and GB4 of the adopted South Oxfordshire Local Plan.
That a scheme for the hard and soft landscaping of the site which shall include retention of all trees on the land and details of all works to trees and hedges to be retained; details of materials to be used for the parking area; details of the treatment for the timber crib lock wall and details of any new planting proposed including details of planting for the green roof, shall be first submitted to and approved in writing by the Local Planning Authority. The approved scheme shall be implemented in the first planting season following the occupation of the approved dwelling. Any vegetation which dies or is damaged within 5 years of implementation shall be replaced with a specimen of the same species and size.
Reason: To assist in assimilating the development into its surroundings in accordance with Policies C9 and GB4 of the adopted South Oxfordshire Local Plan.
That the trees across the site shall be protected during the construction period in accordance with a method statement which shall be submitted to and approved in writing by the Local Planning Authority in accordance with the recommendations of BS 5837(2005) prior to the construction works in this area of the site. Protective fencing shall be erected and no materials or equipment shall be stored within this protected area whatsoever.
Reason: To ensure that trees which contribute to the landscape are protected in accordance with Policy C9 and to ensure the visual amenities of the Green Belt are not injured in accordance with Policy GB4 of the adopted South Oxfordshire Local Plan.
