The proposal to provide additional bedrooms within the roof space of units 2 and 3 to create three bedroom dwellings would fail to provide a mix of units to meet the identified housing need in the district. As such the proposal would be contrary to Policy H7 of the adopted South oxfordshire local Plan.
That the proposed garden sizes for the dwellings on plots 2, 3 and 4 are below the mininum standard of 100 square metres specified for 3 bed houses in Policy BP4 of the South Oxfordshire Design Guide and would provide insufficient standards of amenity for the residents of those properties. As such the proposal would be contrary to Policy D3 of the adopted South Oxfordshire Local Plan and advice contained within the South Oxfordshire Design Guide and PPG3.
