Conditions / Refusal Reasons
That the development must be begun not later than the expiration of three years beginning with the date of this permission and if this condition is not complied with this permission shall lapse. Reason: By virtue of Sections 91 to 95 of the Town and Country Planning Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That samples of the materials to be used for the external walls and roofs of the extension hereby permitted shall be submitted to and approved in writing by the Local Planning Authority before any development commences. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G6 and CON2 of the adopted South Oxfordshire Local Plan 2011.

That details of all new or replacement windows and doors shall be submitted at a scale of 1:20 (section and elevation) and approved in writing by the Local Planning Authority before development commences. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G6, CON2 and CON3 of the adopted South Oxfordshire Local Plan 2011.

That the louvred doors to the store shall be timber. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G6 and CON2 of the adopted South Oxfordshire Local Plan 2011.

That the brickwork to be used in the extension hereby permitted shall be laid in a Flemish bond. Reason: To ensure that the details of the development are satisfactory in accordance with Policies G6 and CON2 of the adopted South Oxfordshire Local Plan 2011.

That the second floor of the residential unit shall only be used as attic storage and shall not be converted into a habitable room. Reason: To safeguard the historic fabric of the listed building in accordance with Policy CON3 of the adopted South Oxfordshire Local Plan 2011.

That no development shall commence on site until the applicant has organised an archaeological watching brief, to be maintained during the period of construction/during any groundworks taking place on the site. The watching brief shall be carried out in accordance with a written specification and by a professional archaeological organisation that has first been agreed in writing by the Local Planning Authority. Reason: To safeguard the recording and inspection of matters of archaeological importance on the site in accordance with Policy CON13 of the adopted South Oxfordshire Local Plan.
