Conditions / Refusal Reasons
That the works hereby permitted shall be begun before the expiration of three years from the date of this consent. Reason: By virtue of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

That temporary works shall be undertaken to strengthen any wall, support any floor, roof or ceiling and to provide protection for the structure against collapse. Reason: To protect the building form undue stress and weather in accordance with Policy CON1 of the adopted South Oxfordshire Local Plan.

That no work shall be carried out other than in accordance with the detailed schedule of works dated 12/04/07 which accompanied the application. All existing original features including window fittings, will be retained in situ, unless it is shown on the approved plans, included on the schedule or otherwise agreed in writing with the Local Planning Authority. Reason: To safeguard the architectural and historic interest and character of the building in accordance with Policy CON3 of the adopted South Oxfordshire Local Plan.

That any pointing or re-pointing of brickwork shall be kept to the minimum structurally necessary and areas to be pointed shall be agreed on site with the Local Planning Authority prior to the commencement of the works. Any replacement mortar shall be in a lime putty mortar weaker that the brick. Reason: To ensure the satisfactory preservation of the Listed Building in accordance with Policy CON3 of the adopted South Oxfordshire Local Plan.

All rainwater goods shall be of cast iron or lead. Reason: To safeguard the architectural and historic interest and character of the building in accordance with Policy CON3 of the adopted South Oxfordshire Local Plan.

All leadwork, such as weatherings, flashings, soakers, gutters and roof coverings, shall conform to the codes and details currently recommended by the Lead Sheet Association. Reason: To safeguard the architectural and historic interest and character of the building in accordance with Policy CON3 of the adopted South Oxfordshire Local Plan.

That details and specifications of all replacement and new doors and windows, shall be submitted to and approved by the Local Planning Authority before any works begin. Reason: To safeguard the architectural and historic interest and character of the building in accordance with Policy CON3 of the adopted South Oxfordshire Local Plan.

The extent of joinery to be replaced shall be agreed on site with the Local Planning Authority prior to work commencing. Replacement joinery components and samples of moulding profiles shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the works. Existing joinery components shall be retained on site for reference. Reason: To ensure the satisfactory preservation of the Listed Building in accordance with Policy CON3 of the adopted South Oxfordshire Local Plan.

There shall be no provision of trickle vents in existing or new windows. Where there is a requirement for permanent ventilation to comply with the Building Regulations, this shall be provided in an alternative manner agreed with the Local Planning Authority prior to work commencing. Reason: To safeguard the architectural and historic interest and character of the building in accordance with Policy CON3 of the adopted South Oxfordshire Local Plan.
