That the works hereby permitted shall be begun before the expiration of three years from the date of this consent. Reason: By virtue of Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by section 51 of the Planning and Compulsory Purchase Act 2004.

No demolition works shall begin until a contract is in place to secure the redevelopment of the development approved under planning permission P07/W0534. Reason: To ensure that demolition works do not adversely affect the character of the Wallingford Conservation Area in accordance with Policy CON6 of the South Oxfordshire Local Plan.
