Conditions / Refusal Reasons
That the gable wall occupies a prominent location within the Beckley Conservation Area, and, on a prominent elevation of the grade II listed building. The provision of a two storey extension that would span across the brick chimney gable, obscuring a special architectural feature of the property, would represent an unacceptable form of development, having a detrimental impact on the special architectural qualities of the listed building and would neither preserve nor enhance the character and appearance of the Conservation Area contrary to Policies CON2, CON3 and CON7 of the South Oxfordshire Local Plan.

That the proposed rooflight in bedroom 2 would represent a visual intrusion in the currently unbroken roofslope and the creation of the opening would result in the loss of some historic fabric contrary to Policy CON3 of the South Oxfordshire Local Plan and advice contained in PPG15 - 'Planning & the Historic Environment'.

That having regard to the location of the proposed extension in close proximity to the gable wall of Midsummer Cottage, the plans indicate insufficient space for maintenance and repair works to the adjoining property which in time, could result in damage to the adjoining grade II listed building contrary to Policy CON3 of the South Oxfordshire Local Plan.
