That, having regard to the excessive size of the principal dwelling relative to its surroundings, and to its bulk and massing, the proposals would result in an intrusive form of development which would detract from the character and appearance of the Aston Tirrold/Upthorpe Conservation Area and visual amenity of the North Wessex Downs Area of Outstanding Natural Beauty, contrary to Policies CON7 and C2 of the adopted South Oxfordshire Local Plan.
That, on the basis of information submitted with the application, the development would damage a habitat of a protected specie, contrary to Policy C8 of the adopted South Oxfordshire Local Plan.
