Conditions / Refusal Reasons
Extensions to replacement dwellings that are under construction are considered under Policy H12 of the adopted South Oxfordshire Local Plan. Within Green Belts replacement dwellings should not be materially larger than the dwellings they replace. The replacement dwelling under construction is already significantly larger than the original building in terms of scale, bulk and volume and the addition of a further extension to the dwelling would be inappropriate development and would detract from the visual amenities of the area and the openness of the Green Belt. As such the proposal would be contrary to the advice contained in Planning Policy Guidance Note 2 Green Belts, and Policies G2, GB2 and H12 of the adopted South Oxfordshire Local Plan 2011.
